The project accommodates 14 units of attached townhouses on a 0.7 acre corner site bound by Duarte Road and Magnolia Avenue in the City of Monrovia.
In keeping with the 'garden courtyard' tradition of pre-war Southern California multi-family housing, Duarte Magnolia Court is organized around three primary components - a central common open space, a frontage to the surrounding streets and a discreet integration of the automobile with the architecture and landscape.
All units have a distinct vehicular free front activated by a variety of covered porches. Half of the units face the common open space with direct access to and from it, with backs along drive lanes providing access to individual garages. The other half of the units have a primary face to the street with a secondary face to the courtyard.
The central courtyard is the focal point of the development. Its landscape centers around a large existing tree that is carefully preserved as a feature of this development. It offers a place for neighborly interaction as well as quiet and seclusion in contrast to the bustle of the surrounding streets. Windows, balconies and other architectural elements overlooking the courtyard ensure a sense of security and enhance the livability of the common open space.
All dwellings are accessed through the courtyard. There are no corridors, circulation balconies and elevators in courtyard housing. This represents a cost savings of 15 to 20% of square footage over housing types that strictly stack dwelling units. The savings in construction are typically channeled to superior finishes, interior and exterior.
The 14 units are designed as variations of 2 unit types. These variations generate variety in frontages and massing and engender unique conditions at specific interfaces between the building and the street. Each unit type provides for private open spaces such as patios, front and rear yards carefully oriented and landscaped to take full advantage of the courtyard.
The development conforms to the city standards of 2 spaces per unit for residential and .5 space per unit for visitor parking. 9 of the 14 units have individual attached garages. 5 units are accommodated in detached garages to the rear of the property. Visitor parking is accommodated in two ways - parallel parking along the drive off Duarte Road, and in a parking court of Magnolia Avenue.
The project revives traditional Southern California housing precedents and stands as a dramatic departure from the conventional homogenous housing developments that lack variety in type, style, configuration and open space.
Its architecture is designed to extend themes familiar to Monrovia's historic neighborhoods. The choice of the 'bungalow' style reflects the wishes of the developer to engage in building to a high level of craft. Critical to this style is a series of elements and details, such as appropriate roof patterns, doors, windows, etc., which Bowden Development, Inc. has already executed to great effect and quality in their previous Monrovia projects.
The architecture also responds to the architect's conviction that new buildings of a single family massing and a friendly familiar style make for better neighbors among those already existing presently around the project site.
We are convinced that this project will make a terrific addition to this neighborhood and to the City of Monrovia.
